Cachet at the Wigwam offers three series of floor plans for every style of living, including condominiums, luxury townhomes and single-family homes, all which are part of a private, gated community. The Villa condos range from 1,522 to 1,961 square feet, the Lifestyle luxury townhomes range from 1,723 to 2,805 square feet, and the Signature single-family homes range from 1,900 to 2,292 square feet. Neighborhood Overview

Located two miles north of I-10 with easy access to downtown Phoenix, Litchfield Park is an intimate community lined with towering palm trees and mature citrus trees. Home to the world-renowned Wigwam Resort, residents of the city very much enjoy their charming tree-lined streets that add to Litchfield Park's casual, small-town ambience.

During WWI, the former farmlands became a bustling boomtown when the Goodyear Tire and Rubber Company sent executive Paul Litchfield to purchase land to grow cotton for tires being used in the war effort. Over the years, nearby Luke Air Force Base has helped the city grow and prosper, with many of the Base's veterans calling the area home. In 1987, Litchfield Park was incorporated as a city, just 3.3 square-miles in size. The city was named the "Best City in Arizona" by Movoto in 2013.



Lifestyle & Amenities

Boasting award-winning schools and a quiet, friendly environment, Litchfield Park enjoys a wealth of lifestyle amenities including a community library, several lush parks, refreshing pools and more. The Litchfield Park Festival of the Arts is one of the largest art festivals in the Valley, with over 100,000 visitors. The city's annual July 4th fireworks show is held at the Wigwam Resort, with free concerts held on the Wigwam's front lawn several times a year. The city also hosts an annual "Christmas in the Park" parade with marching bands, a craft show, a snow park, live entertainment and, of course, Santa Claus.


School Report Card

With schools in four different cities (Avondale, Buckeye, Goodyear and Litchfield Park), the Litchfield Elementary School District (LESD) is host to 15 public elementary schools. In 2013, several LESD schools received well-deserved awards from ABEC (the Arizona Business and Education Coalition) for being Arizona Higher Performing Schools.

Public school high-schoolers generally attend one of the high schools within the Agua Fria High School District, often Millennium High School, located on Wigwam Boulevard in Goodyear.



Shopping

Like most small towns, Litchfield Park features a number of grocery stores, pharmacies, banks, restaurants and more. There are also pool supply stores, insurance agents and ice cream shops. If what you're looking for can't be found in Litchfield Park, Goodyear is barely a blink away and is host to everything from large "power centers" to intimate upscale boutiques. 


Transportation

Litchfield Park is just a few minutes' drive from I-10, which serves as a connector to I-17, Loop 101, Loop 202 and Loop 303, putting the entire Phoenix metro area within an easy drive's reach. Not far away, Phoenix Goodyear Airport offers general aviation services that are capable of handling private and corporate aircraft as well as large cargo planes, while Phoenix Sky Harbor International Airport is approximately 25 minutes away.


Demographics

Litchfield Park's population was 5,476 (2010 Census), with the vast majority -- over 90 percent -- being urban and the rest rural. While the median age in Arizona is 33, Litchfield Park's median age is 44. When it comes to median household income, Litchfield Park is well above the Arizona average (which is nearly $48,000) at $73,123.

In Litchfield Park, the estimated median house or condo value in 2012 was $240,191, with the Arizona median coming in at $151,500. Currently, there is no property tax in Litchfield Park.



Employment

While many Litchfield Park residents are retired military personnel, probably the largest employer in Litchfield Park is the Wigwam Resort, which provides approximately 700 jobs to the local economy. Among others, additional nearby employers include Luke Air Force Base (two miles north of the city) and Morton Salt (which has a facility just north of the city). Neighboring Goodyear is home to Lockheed Martin and Lufthansa German Airlines Pilot School, while Palo Verde Nuclear Generating Station is 30 miles away and provides additional job opportunities. 


Recreation

Litchfield Park is close to a number of scenic attractions including White Tank Regional Park, which is west of the city. Named for natural rock water tanks once used by local Native Americans, the 26,000-acre park is home to numerous petroglyphs or rock carvings. The 19,000-acre Estrella Mountain Regional Park, located to the south of Litchfield Park in Goodyear, features an 18-hole golf course plus hiking trails, picnic facilities, horseback riding and more. Meanwhile, the Wildlife World Zoo, located about four miles northwest of Litchfield Park, provides a natural habitat for many endangered species. Closer to home, the city sponsors more than a dozen annual special events featuring outdoor concerts, fine art festivals and holiday celebrations.


Healthcare

Litchfield Park is home to several healthcare providers ranging from pediatricians to dentists and from chiropractors to urologists. In addition, Residents of Litchfield Park enjoy easy access to Cancer Treatment Centers of America in neighboring Goodyear, which provides comprehensive cancer treatments. Also located in next-door Goodyear, Abrazo Health's West Valley Hospital is a Level 1 Trauma Center, a Primary Stroke Center and an Accredited Chest Pain Center. Thanks to close proximity to I-10, Litchfield Park residents have but a quick freeway's drive to the wealth of healthcare facilities in metro Phoenix.
